Building Services Commissioning
We offer a complete commissioning management package as required in CIBSE Code M. Our Commissioning Managers are responsible for the delivery of small to medium sized projects working to various scopes and timescales. We carry out Commissionability reviews, programming for commissioning, collation of documentation, witnessing and BREEAM Seasonal visits. We also carry out client training prior to handover and continued commissioning aftercare.
We can provide a complete pre commissioning programme including Pre-commission Cleaning and Ductwork Leakage Testing, as well as, the activities and record keeping required by the BSRIA application guides.
CIBSE Commissioning Code W definition of Chemical Cleaning:
‘The removal of deposits such as scale, corrosion and biofilm from the internal surfaces of pipework by treatment with chemicals and in accordance with a formal procedure’.
If allowed to remain within a pipework system, the system will be susceptible to contamination or blockages, which may create further corrosion issues and encourage the growth of bacteria which can effect system performance. We provide Pre-Commission Cleaning and Water Treatment services to BSRIA guidelines, British Standards and industry codes of practice.
Dosing of Speciality water treatment chemicals - Corrosion Inhibitors, Cleaning Agents, Ethylene and Propylene Glycol and Biocides.
Chemical cleaning of building water systems to BSRIA Guide 29/2012 - Pre-Commission Cleaning of Pipework Systems.
Ductwork leakage testing to DW143
Pre Commissioning and setting to work activities and Documentation on all mechanical systems to BSRIA guides.
Domestic water system flush throughs.
Our in house team provides commissioning services including the proportional balancing of Air and Water systems, and Hot Water Services commissioning.
Proportional Balancing is the process of bringing the flow rates throughout a distribution system into balance with one another, in their correct proportions and within tolerances specified by the designer.
By working to the procedures set out in the BSRIA Application Guides, which should ensure compliance with the requirements of the CIBSE Commissioning Codes, our engineers can consistently perform and achieve the ultimate aim of handing over HVAC systems which perform as the designer intended.
Domestic Hot Water Systems are balanced on temperature to ensure compliance with Approved Code of Practice (ACoP L8) ‘The control of legionella bacteria in water systems’
Once complete, the final recorded measurements are collated into a Commissioning Report and issued for inclusion in the Building O&M Manual and to satisfy the Requirements of Part L of the Building Regulations
Cleaning and chlorination of all types of water systems. (Mains cold water lines, cold water storage tanks, domestic hot and cold water services, all fully in accordance with BS6700 Specification and ACoP L8).
